Pending Reservation 

We are currently holding your reservation for the dates specified above. The reservation 
will be confirmed upon receipt of security deposit and return of this agreement. 
If we have not received these items and another request and deposit is received for 
the same dates, we will void your reservation. 

Payment 

Payment shall be made in the form of a check upon check-in or by PayPal at least one 
week prior to check-in. Checks returned for non-sufficient funds will result in the loss 
of the Security Deposit, forfeit the reservation, and any all applicable fees will be 
paid for by the tenant. 

Arrival/Departure 

Please do not arrive before 3pm. If you anticipate arriving before 3pm you must not
ify us immediately. We need to make sure the home is clean and ready for your use. 
We ask that you leave no later than 10am on your departure date. This is a courtesy to 
the next guests. assurance of readiness. 


Security Deposit 

The security deposit is provided as security against damages to the house or property, 
or theft. Should any damage be noted, you will be charged accordingly. We are a 
non-smoking, no pets allowed environment. Should pets be seen on the property, or 
smoking detected, your security deposit can potentially be forfeited. 

Owner.s Agreements 

We shall bear the cost of all utilities, trash removal, local phone service, the use of all 
personal property made available to renters, including kitchen equipment, dishes, linens, 
outdoor furniture, and outdoor grill. We will take all reasonable measures to ensure 
that the house and equipment is in good working order. 

Renters. Agreements 

You agree that you shall leave the premises in the same order as you found them and 
that you shall not exceed the number of guests identified in this Agreement. If more 
than agreed number of persons are found to occupy the unit, or if excessive cleanup is 
required, additional charges can be deducted from your security deposit. You shall 
nevertheless be fully responsible for any damage to the premises in excess of the Security 
Deposit, plus reasonable costs of collection, including attorney.s fees, if necessary. 
Damage caused by your guests or invitees shall be your financial responsibility. 

You shall not host special events or gatherings at Conover Cabin involving more than 
your immediate party without our consent.You shall not conduct any activities that 
might interfere with the peace and enjoyment of neighboring properties. 

You agree that we or our designees may enter and inspect the premises for any reason 
at any reasonable time during your stay. 

Upon departure, you agree to clean the outdoor grill if it was used, put any dirty 
dishes in the dishwasher and run it, place the garbage in the designated area, and put 
any wet towels in the bathtub or shower stall. 

Children are the direct responsibility of you as well as their parents and caregivers. 
Children are NEVER TO BE LEFT UNATTENDED whether in the house or outdoors, 
especially near the water. You and all of your guests and invitees undertake all 
use of the property at your own risk.

YOU AGREE TO INDEMNIFY AND HOLD HARMLESS THE OWNERS OF 
Conover Cabin FROM AND AGAINST ANY AND ALL LOSS, CLAIM, 
LIABILITY OR DAMAGE ARISING FROM ANY NUISANCE OR HARM 
MADE OR SUFFERED ON THE PROPERTY BY YOU OR YOUR GUESTS 
OR INVITEES, INCLUDING WITHOUT LIMITATION, INJURY OR 
DEATH,OR FROM ANY CARELESSNESS, NEGLECT OR IMPROPER 
CONDUCT OF ANY PERSONS ENTERING, OCCUPYING OR VISITING 
THE PREMISES.
